Energy Efficiency

- Electronic thermostats provide more accurate settings and control as well as increased efficiency
- Energy-Star refrigerators use less electricity than conventional refrigerators
Water Efficiency
- Plumbing fixtures use about 20% less water than required by current codes
- Showerhead has strong adjustable spray, but uses only 2.0 gallons of water per minute
- Toilet uses only 1.6 gallons of water per flush
- Dishwashers and washing machines operate with low water use
- Each apartment has a submeter for cold and hot water and tenants are billed only for what they use. Tenants can feel good about conserving water and get the financial benefit of their good work.
Acoustic
Separation
In every wood-frame apartment building, you will sometimes hear noise from your neighbors, but we took pains to try to minimize it at the Sitka.
- Walls between apartments have extra treatment and thorough caulking of all penetrations to reduce sound transmission
- Floors have a lightweight concrete topping that is 33% thicker than standard to reduce the noise for the apartment below. Thick carpet pad, sound batts, resilient channel, and two layers of 5/8” sheetrock add to the sound treatment of the floor/ceiling assembly.
Floorplans and Amenities
- Some 1 BR floor plans offer large alcove for a home office or computer workspace
- Large studios provide a separate alcove for sleeping or workspace
- Most studios offer full size kitchen with breakfast bar
- Most kitchens have a pass-through opening for light and ventilation
- Most kitchens and bathrooms have an accent wall color
- All apartments have raised panel doors and natural wood trim
